Infrastructure maintenance in Armenia and Quindío
We carry out preventive and corrective maintenance of buildings, service networks, roofs, façades and internal roads: school and institutional premises, residential complexes, commercial buildings and homes in Armenia, Quindío and the rest of the Eje Cafetero (Coffee Region).
A building rarely fails all at once. It deteriorates piece by piece: a blocked gutter, a perished seal, a crack that lets water in. Maintenance means dealing with those pieces while they are still small, before they turn into major works.
What it includes
- Survey and maintenance plan. A walk-through of the building, a photographic record and a prioritised list of what needs attention, separating what is urgent from what can be scheduled.
- Roofs. Cleaning of gutters and downpipes, replacement of roof tiles, inspection of the roof structure and waterproofing of slabs and terraces.
- Façades. Repair of cracks and render, securing or removing loose elements, damp treatment and painting.
- Networks. Inspection and repair of internal water supply, drainage and electrical networks, inspection chambers and storm drains.
- Internal roads and common areas. Repair of road surfaces, pavements, kerbs, drainage channels and circulation areas.
- Corrective maintenance. Dealing with damage that is already there: roof leaks, water ingress, network failures and damage such as that left by the earthquake of 10 August 2026.
Why preventive maintenance costs less in the Coffee Region
In the region it rains heavily in two seasons a year, and each season tests the same things: gutters, downpipes, roof seals, façade joints and drains. If a gutter is blocked when the rains begin, the water looks for another way, and it almost always finds one through the inside of the wall or the ceiling.
Corrective work does not just cost more in itself. It comes when the damage has already spread to render, finishes, electrical installations or furniture, and it often means closing a classroom, an office or a common area that was in use. That is why we recommend scheduling the inspection before each rainy season, not after: preventive maintenance turns an emergency into a task with a date.
After an earthquake an additional inspection is advisable. The shaking loosens roof tiles, opens cracks in façades and dislodges ceilings, and that damage tends to show up as leaks with the first heavy rain. In the earthquake damage guide we explain what is superficial and what needs a structural assessment.
Projects of this kind we have delivered
Full photographs are in the portfolio.
- Colegio San Vicente de Paúl — Génova, Quindío, 2025–2026. Maintenance and upgrading of school buildings, including work on façades and circulation areas.
- Colegio Libre — Circasia, Quindío, 2023–2026. Upgrading and improvement of educational infrastructure: classrooms, roofs and common areas.
In a school, a residential complex or a business that is in operation, maintenance is planned by zone and by time slot so that the building keeps running while the work is carried out.
How we work
Every job starts from a written scope and budget, with unit price analysis. We work with a contract, a resident engineer on site, regular reports with before-and-after photographs, and payments against records of verified progress. We take out the insurance bonds required by the contract or the public body, and we have experience in public and private contracts under interventoría (independent contract oversight).
Frequently asked questions
Can you take care of maintenance on a regular basis?
Yes. We put together a programme with the inspections the building needs according to
its use and condition, and set it down in writing with its scope, schedule and payment
terms.
Do you work with homeowner associations and residential complexes?
Yes. Common areas, façades, roofs, networks and internal roads, with a contract, an
invoice and the insurance bonds the property management requires.
What happens if the inspection reveals structural damage?
We tell you in writing before touching it. A crack that compromises a column or a beam
is not patched over: it is assessed and, if strengthening is needed, it is
treated as a construction project, with its own design and building permit. We explain
this in remodelling and fit-outs.
I only need a one-off repair. Can you help with that too?
Yes. For leaks, cracks, damp or loose tiles, see
small repairs and odd jobs: many can be
quoted from a photograph.
Tell us which building you want to maintain, how big it is and what problems you have noticed. With that we arrange the technical visit, free of charge within Quindío.
