Site works & landscaping in Armenia and Quindío
We build what surrounds a building: internal roads, pavements, car parks, walls, swimming pools, green areas and landscaping, and the drainage networks that run underneath. We do it for country houses, gated communities, institutions and commercial projects in Armenia, Quindío and the rest of the Eje Cafetero (Coffee Region).
Outdoor works are usually left until the end, when the budget has already been spent. That is a mistake: they take all the rain and all the traffic, and if they are done badly they end up damaging what was built with care.
What it includes
- Internal roads and car parks. Subgrade preparation, road base and surfacing, kerbs and side drains, with falls that take the water where it should go.
- Pavements and footpaths. Pedestrian routes, with ramps and steps where the slope requires them.
- Walls. Boundary walls and retaining walls. For high cuts or unstable ground, see slope stabilisation and retaining walls.
- Swimming pools and terraces. Structure, waterproofing and finishes, coordinated with the services of the house.
- Drainage and external networks. Side drains, storm drains, inspection chambers and stormwater and wastewater networks. See water and sewer networks.
- Green areas and landscaping. Ground preparation, turfing and planting.
On a hillside, the water decides
In the Coffee Region almost every plot is on a slope, and it rains heavily in two seasons a year. Every square metre that is paved stops absorbing water and sends it somewhere else. If that somewhere else is the slope below, the foot of a wall or the neighbour's plot, the problem appears in the first rainy season. Before talking about finishes, we go through these points with you:
- Where the water goes. Every road, pavement and car park needs a fall towards a side drain or a storm drain, and that network needs a defined discharge point.
- Never released onto the hillside. Concentrated water coming out of a pipe or a side drain erodes the slope, downpour after downpour. It is carried through channels and energy-dissipating structures to a place where it can do no harm.
- The water that comes from above. A side drain or a crest drain along the top of the plot intercepts the water running down from the road or the neighbouring property before it crosses yours.
- Walls with drainage. Every wall that retains soil has a filter and weep holes. Without them, the water building up behind the wall increases the pressure beyond what it was designed to withstand.
- Stormwater kept separate. The stormwater network runs separately from the wastewater network, so as not to overload the sewer or the treatment system.
Projects of this kind we have delivered
Full photographs are in the portfolio.
- Casa del Bosque — Cerritos, Pereira, 2024–2026. Two-storey country house in the Cauquillo area, with swimming pool, terraces and a steel structure for roofs and pergolas.
- Country House Lot 78 — Alcalá, Valle del Cauca, 2023–2024. Two-storey country house with swimming pool, from the foundations to the finishes.
- Storm and foul sewer network, La Miranda neighbourhood — Armenia, 2020–2021. Excavation, pipework, manholes and road reinstatement.
Permits and licences
Opening roads and pavements to divide a plot, or working on the public pavement in front of the property, requires a municipal licence or permit. We check this before budgeting. On the procedures, see also the guide to the building permit.
Frequently asked questions
Do you do just the outdoor works for a house that is already built?
Yes. We start by checking how the water is handled on the plot today, because
everything else depends on it.
Do you build swimming pools?
Yes, usually as part of a country house, as at Country House Lot 78 and Casa del
Bosque. See country houses and fincas in
Quindío.
What paving suits an internal road?
It depends on the traffic it will carry, the gradient and the budget. On steep
gradients the surface matters as much as how the water is handled: a road without side
drains ends up as a channel.
Do you work for gated communities and condominium properties?
Yes, on new works and on the maintenance of roads, pavements and common areas, with a
contract and the insurance bonds the property management requires. For maintenance, see
infrastructure maintenance.
Send us the location of the plot and a few photographs of how the water runs when it rains. With that and a technical visit, free of charge within Quindío, we will give you a written budget.
